Different efficiency for same sized estates

In Fatmilak on Dwilight my Lord has a 50% estate and so does his knight. But the efficiency of the two estates is different: the Lord's estate is 82% efficient whilst the knight's estate is 84% efficient.

I tried resizing both estates to see if that made a difference and every time the knight's estate was 2% more efficient (until I reached 100%). I created a third estate and set all of the estates at 33%. The Lord's estate had 99% efficiency whilst the knight's and the empty one both had 100% efficiency.

Same here.

My Knights have 91% I have 89% - for an estate size of 25%.

That is correct and intentional. You see, the lord has other duties, too, which diverts a part of his (or his peoples') attention.

Yea, the lord needs a smaller share to maintain 100% efficiency. But as you are forced to tax at least 5% of your knights' incomes, you'll still get more than they will for a almost equal share.
